Challenge
A constrained corner plot bounded by mature neighbours required an inward-facing plan. Light, privacy and cross-ventilation had to coexist with strict Dubai Municipality envelope rules.

Approach
We organised the residence around a double-height central court — a quiet, shaded room open to the sky. Travertine and brushed bronze define the public floor; the private wing is wrapped in oak and stitched-leather walls.

Outcome
Delivered six weeks ahead of schedule. The villa achieved a 38% lower cooling load than the regional baseline through deep reveals, thermal mass and night-purge ventilation.
